This jaw-dropping mansion – $4.5M – with vast view of Folsom Lake may set sales record

What’s the best feature of a newly listed mansion that may soon be the highest-priced single-family residence ever sold in El Dorado Hills?

Perhaps the panoramic view of Folsom Lake.

“Obviously, the lake view is going to be the most spectacular thing about this home,” said Nicole Alexander of Prime Real Estate, who holds the $4.499 million listing. “I can’t say enough about the views. At one point, when you’re in the home and the entryway, if you look out to your left through the kitchen area, there’s a bunch of windows, and the water is so vast from that viewpoint you almost feel like you’re looking at an ocean.”

At 61 Guadalupe Drive, the highlights don’t stop there.

“This property has a location to evoke envy among many locals,” said Sacramento appraiser and real estate market analyst Ryan Lundquist. “Waffles and coffee in the morning would simply taste better with a stunning view of Folsom Lake. The indoor pool is not something we see everyday either, though there are a handful of homes with features like this.”

If the home closes anywhere near $4.5 million, it would be the the highest-priced sale ever in EDH, beating out a $4.3 million deal in March 2021 for a 9,560-square-foot home on Greenview Drive known as Balancia.

The seller, a retired Sacramento financial advisor, custom built the home in 2016 after buying the land in 2011. Spanning just over 6,000 square feet on a one-acre lot, the white-hued house comes with five bedrooms, seven bathrooms and soaring ceilings.

The indoor swimming pool, which overlooks the lake, adds an additional 1,700 square feet to the footprint. The lower panels of the floor-to-ceiling windows in the pool area retract to bring a bit of the outdoors inside. Fountains and waterfalls cascade into the pool. A balcony off the primary bedroom suite looks down at the pool.

The lot backs up to protected Bureau of Land Management property leading down to the lake, a two-minute walk from the house.

The home’s three floors can be navigated by a wide spiral staircase, another example of the circular motion theme. Besides the air elevator, an outdoor spiral staircase leads to the rooftop deck, the fourth level.

The furniture in the home can be negotiated into the selling price, including a white baby grand piano that was played by pianist and composer Jarrod Radnich, according to Alexander.

An expansive primary bedroom comes with its own fireplace and magnificent water views. A luxurious tub in the primary bathroom takes in a lake vista, as well.

The home has been on the market for a little over two weeks. Alexander said she expects a solid offer in a matter of days.

There have been six sales of over $4 million in the six-county Sacramento region so far in 2022, according to the MLS. Lundquist said three properties listed above $4 million are pending.

“Last year at this time from January to July there were only three sales above $4 million,” he said. “Sales at this price point are rare, but over the past couple of years we’ve seen more higher price points. In short, the $4 million threshold has started to feel more common in the region.”

In recent months, a Loomis home and a Shingle Springs property fetched $7 million each, tying the record for highest sale ever in the Sacramento region, according to Lundquist.
